RIVER PLACE

A scenic Hill Country retreat nestled along the Lake Austin corridor with resort-style amenities and top-rated schools.

Perched in the limestone hills of northwest Austin, River Place is a prestigious master-planned community that offers the best of Hill Country living with easy access to the city. Bordered by the Lower Colorado River Authority preserve lands and the scenic Lake Austin shoreline, the neighborhood provides a serene natural setting just 20 minutes from downtown Austin. Since its establishment in the 1990s, River Place has grown into one of the most sought-after residential enclaves in the greater Austin area. The master-planned community stretches from RM 2222 through the hills of Northwest Austin all the way down toward Lake Austin, with more than 500 feet of elevation change across the community. As a result, buyers will find everything from established traditional homes and golf-course properties to larger custom estates with dramatic Hill Country, canyon and lake views.

PEOPLE & LIFESTYLE

River Place attracts established families, professionals, and active retirees who appreciate the balance of natural beauty and suburban convenience. The community has a distinctly neighborly character—block parties, holiday gatherings, and youth sports leagues are woven into the fabric of daily life. Many residents are drawn by the top-rated schools and the abundance of outdoor recreation, creating a family-oriented atmosphere that values both connection and an active lifestyle.

The River Place Country Club serves as a social anchor for the community, offering golf, dining, fitness, and swim programs that bring neighbors together year-round. Whether families are gathering at the community pool or neighbors are connecting on the trails, there is a palpable sense of belonging that defines River Place.

RIVER PLACE COUNTRY CLUB

  • Initiation: about $12,500
  • Monthly dues: about $575/month
  • Annual base dues: $6,900
  • First-year minimum: about $19,400

River Place Country Club is a private country club located in the heart of the River Place community in northwest Austin, offering golf, tennis, pickleball, swimming, dining, fitness and wellness amenities. River Place Country Club membership is separate from River Place HOA dues, and you do not have to live in River Place to join. The club has recently undergone significant renovations, including an expanded two-story fitness center, Pilates and yoga studios, sauna, red-light therapy and recovery spaces, making it appealing well beyond the golf course. Full golf memberships have recently been reported at approximately $12,500 for the initiation fee with monthly dues around $575, although membership pricing can change and should be confirmed directly with the club. For buyers considering River Place, access to a full-service private country club within the neighborhood is one of the community’s standout lifestyle amenities, particularly for those looking for a country club setting without being far removed from central Austin.

RIVER PLACE REAL ESTATE

River Place offers a diverse range of housing options across its multiple sections and phases. The community includes everything from well-appointed single-family homes starting in the mid-$500Ks to expansive custom estates on premium lots commanding $2M and beyond. Many homes feature Hill Country views, extensive outdoor living spaces, and architectural details that reflect the natural landscape, native stone facades, large windows to capture the scenery, and terraced yards built into the hillside.

The neighborhood's various sections, including River Place, The Bluffs, River Place on the Lake, and The Estates, each offer distinct character and price points, giving buyers meaningful options across a range of budgets and lifestyle preferences. The community's mature landscaping and thoughtful development create an established feel that newer subdivisions struggle to replicate.

Lake Austin Waterfront in River Place

River Place actually has true Lake Austin waterfront homes. The most notable waterfront enclave is Watersedge at River Place, located at the end of Big View Drive on the southern end of the community. Homes on the southeast side of Big View Drive can offer direct Lake Austin frontage and private boat docks, while properties across the street sit against the hillside and can still offer a secluded, estate-like setting near the water. Watersedge lots are unusually large for a master-planned Austin neighborhood, generally around one to two-plus acres, and the homes tend to be substantial custom residences, making this one of the most exclusive pockets of River Place.

Living in River Place does not automatically mean having Lake Austin access. The true waterfront properties are a relatively small and scarce portion of the neighborhood, concentrated toward the end of Big View Drive/Watersedge. That scarcity is a big part of what makes the waterfront segment materially different from the rest of River Place.

OUTDOOR RECREATION & NATURE

The outdoor lifestyle is central to River Place's identity. The River Place Nature Trail is a community treasure—a challenging canyon trail system that winds through creek beds, over limestone formations, and past seasonal waterfalls. The Barton Creek Greenbelt and Bull Creek trail systems are also within easy reach for hikers, mountain bikers, and trail runners.

Lake Austin provides additional recreational opportunities, from kayaking and paddleboarding to lakeside dining. The Austin Parks and Recreation Department maintains several nearby preserves and greenbelts, and the community's own trail network connects residents to miles of scenic pathways without ever leaving the neighborhood.

DINING & SHOPPING

River Place residents enjoy convenient access to the shops and restaurants along the Four Points corridor and Ranch Road 620. The nearby Hill Country Galleria in Bee Cave offers upscale retail, dining, and entertainment options. For a broader selection, the Domain and Second Street District in downtown Austin are both an easy drive away, providing world-class shopping and culinary experiences.

SCHOOLS

River Place is zoned to the Leander Independent School District, one of the fastest-growing and highest-performing districts in Central Texas. Students attend River Place Elementary, Four Points Middle School, and Vandegrift High School—all of which have earned strong academic reputations and offer robust athletics, arts, and extracurricular programs. The quality of the schools is consistently cited as one of the top reasons families choose River Place, and the district's continued investment in facilities and programming reinforces the community's long-term appeal.
