STEINER RANCH MARKET UPDATE - SEPTEMBER 2026
September’s median sale price in Steiner Ranch came in at $830,000 across 15 closed sales, down from $1,145,000 in August. With this few sales in a month, though, the median mostly reflects which homes happened to close - July’s median was $784,500, so August was the high month in a choppy run rather than September being a step down. Price per square foot tells the steadier story, moving from $289 in August to $259 in September.
- Median sale price: $830,000 (15 closed sales)
- Average sale price: $1,072,000
- Median price per square foot: $259
- Median days on market: 70
- List-to-close ratio: 96.2%
- Active listings: 57 · Under contract: 8
- Months of inventory: 3.3
Measured against September of last year, the median is up 3.9% and the price per square foot is up about 4%, so values are holding steady rather than climbing. For buyers, 57 homes on the market with the typical sale taking 70 days and closing at about 96% of its most recent asking price means there is room to be selective and to negotiate. For sellers, that gap between list and close is the thing to plan for - the homes moving fastest are the ones priced against recent closings in their own size range rather than against the headline median.
