Rough Hollow is a buyer’s market right now. With 50 homes active and about six months of inventory, buyers have both selection and time - two things that were in short supply here a few years ago. If you are shopping, you can afford to be particular and to negotiate.
Prices have genuinely come down, and it is worth being straightforward about that. The median sale price is off 7.4% from a year ago and price per square foot is down 4.4%. When both of those move in the same direction it reflects an actual shift in values, not just a different mix of homes happening to sell.
The more encouraging story is underneath those numbers. Sales volume is up - 99 homes closed this year against 92 last year - and the median home is selling in 70 days, down from about 130 a year ago.
