Where to Live If You Work at Tesla in Austin: A Local Agent's Neighborhood and School Guide

Tesla is in the middle of a roughly $700 million expansion of Gigafactory Texas, adding an estimated 2,500 new jobs on top of the more than 20,000 people already working there. If you are relocating for Tesla or transferring in from another Tesla site, the question I hear constantly is the same one AMD and Apple families ask me: where should I actually live. The honest answer starts with where the factory sits, because it is on a completely different side of town than most of Austin's well known suburbs.

Gigafactory Texas sits at 13101 Tesla Road in unincorporated southeast Travis County, along the Colorado River off Texas 130 and FM 973, several miles southeast of downtown and just east of the airport. This is not the hill country side of Austin that gets most of the attention. It is flatter, newer, more industrial in character, and considerably more affordable, and it puts an entirely different set of neighborhoods within easy reach than you would find working at a west side employer. Here is my full breakdown of what it is actually like to live out here, where to live based on your commute tolerance, and an honest look at the schools before you buy.

What It's Like Living in Austin as a Tesla Employee

Southeast Austin and the small towns beyond it, Del Valle, Manor, Elgin, Bastrop, have grown up fast around Tesla's presence, and the character out here is different from the hill country suburbs west of downtown. Expect newer construction, more available land, noticeably lower home prices, and a working landscape that is still transitioning from rural to suburban in real time. You will also be living alongside a large and growing manufacturing workforce, plus everyone who supports it, so the community understands shift schedules and factory life in a way that a purely white collar suburb would not.

The honest tradeoff here is that this side of town has fewer of the amenities, restaurants, and mature tree canopy that make west Austin famous, and it is also newer to explosive growth, so infrastructure like roads and grocery stores is still catching up to demand in some pockets. Texas 130, the toll road that runs along the east side of the factory, is the main artery in and out, and it is a genuinely useful way to avoid I-35 traffic, though the tolls add up if you commute on it daily.

Housing here has stayed meaningfully more affordable than almost anywhere else in the Austin metro, even after several years of rapid growth. The price ranges below are current 2026 approximations and move with the market, so treat them as a starting point for planning rather than a quote.

Austin vs. Fremont: What Your Move Actually Saves (and Costs)

A significant share of Tesla employees relocating to Gigafactory Texas are coming from Fremont, California, home to Tesla's original factory, or from the Reno and Sparks, Nevada area near Gigafactory Nevada. The financial picture changes dramatically. Austin's overall cost of living runs roughly 42 percent lower than Fremont's, and Fremont is itself one of the most expensive cities in the country. Fremont's median home value sits around $1.36M, compared to a median sales price nearer $450K across the Austin metro and considerably less than that in the neighborhoods below. Add in Texas having no state income tax at all, and take home pay on a Tesla salary generally improves substantially with a move here.

There is one honest tradeoff worth understanding before you buy: Texas leans harder on property taxes to make up for the lack of income tax. Travis County's effective property tax rate typically runs 1.8 percent to 2.3 percent of assessed value, and Bastrop, Manor, and Elgin run in a similar range, compared to California's Prop 13 capped rate near 1.1 percent to 1.25 percent. Texas raised its homestead exemption for school district taxes to $140,000 starting in 2026, and most of the counties out here add their own homestead exemption on top, which meaningfully softens the bill once you file. You can apply for the homestead exemption any time after closing, though the standard annual filing deadline is April 30.

Getting to Tesla Without Always Driving

Tesla operates its own electric shuttle fleet for employees, reservable through a dedicated app, and the company has announced plans to grow that shuttle fleet by roughly 50 percent over the next two years, including autonomous vehicles, specifically to cut down on solo car commutes and congestion around the plant. If your neighborhood sits along one of the shuttle's established routes, it is worth checking availability before assuming you need to drive every day. Beyond that, Texas 130 is the fastest way in by car for most of the neighborhoods below, and it is worth budgeting for the toll if your daily route uses it.

Neighborhoods Within a 15 Minute Drive of Tesla

These are the closest, lowest stress commute options, several of them practically neighbors to the factory gate.

Del Valle. The community the Gigafactory itself is closest to, often just 5 to 10 minutes from the plant. Del Valle has grown quickly around Tesla's presence, with a mix of older rural homes and newer construction. It is the most affordable option on this list, with prices generally running $300K to $450K. View homes in Del Valle here.

Circuit of the Americas Area. The neighborhoods around the COTA racetrack and Elroy, also in Del Valle ISD, have seen a wave of new construction aimed squarely at the Tesla workforce. Prices typically run $250K to $400K, among the most approachable in the entire metro.

Montopolis. An established east Austin neighborhood near the Colorado River, roughly 15 minutes from Tesla via 183 or 71, with a mix of long time residents and newer buyers. Home prices typically run around $300K to $400K. View homes in Montopolis here.

Easton Park. Austin's fast growing master planned community in southeast Austin, considerably closer to Tesla than it is to most west side employers, generally 15 to 20 minutes away. Hornsby Bend. A quieter, more rural riverside community just north of the factory, popular with buyers who want acreage and privacy without a long commute. Inventory and price data are thinner out here since it remains lightly developed, but larger lots and older homesteads are the norm rather than subdivisions.

Bastrop. A historic small city about 15 minutes southeast of the Gigafactory via Highway 71, with its own downtown, river access, and a genuinely small town feel that a lot of relocating families find appealing. Prices typically run $350K to $450K. View homes in Bastrop here.

Neighborhoods Within a 30 Minute Drive of Tesla

These trade a few extra minutes of commute for more established neighborhoods, more walkability, or a different school district.

Riverside. One of Austin's fastest changing neighborhoods, sitting along Town Lake close to downtown and the University of Texas, roughly 25 to 30 minutes from Tesla. Riverside has gentrified quickly and now commands prices well above what its location east of I-35 would have suggested a decade ago, generally $600K to $900K or more. View homes in Riverside here.

Mueller. A walkable, master planned community built on Austin's former airport site, popular with buyers who want new construction with an urban, close in feel, roughly 25 to 30 minutes from Tesla. A mix of historic bungalows and new infill construction close to downtown, popular with buyers who want walkability and character over new construction, roughly 25 to 30 minutes from Tesla. Elgin. The most affordable community on this entire list, about 30 minutes east of Tesla, known for its brick making history and small town character. Public School Districts Near Tesla

I want to be straightforward here rather than oversell this part of town: the districts around Gigafactory Texas do not carry the statewide reputation of the hill country districts west of downtown, and that is worth knowing before you buy rather than after.

Del Valle ISD (Del Valle, Circuit of the Americas area, Easton Park, Hornsby Bend). The district closest to the factory itself, holding a B rating from the Texas Education Agency district wide, even though its flagship high school scores lower on GreatSchools, discussed below.

Austin ISD (Montopolis, Riverside, Mueller, Central East Austin). The same district that serves much of central Austin, though the specific campus your address is zoned to varies block by block on this side of town, so it is worth checking Austin ISD's attendance boundary tool before you commit to a specific block.

Manor ISD (Manor and surrounding growth areas). A fast growing district still catching up infrastructure wise to its own enrollment growth, with a few genuine bright spots discussed below.

Pflugerville ISD (Pflugerville). A larger, more established district with a solid overall reputation and one standout high school in particular.

Bastrop ISD (Bastrop). An improving district that moved from a D to a C state accountability rating in the most recent cycle, with its main high school outperforming the district's reputation.

Elgin ISD (Elgin). The softest district of the group on paper, currently holding a D state accountability rating. This is the neighborhood where the affordability tradeoff is most real, and I would encourage families very focused on public school ratings to weigh that honestly against the lower price point.

Private and Charter Schools Near Tesla

This side of Austin has far fewer private schools than the west side, so most relocating families end up choosing between their zoned public school and one of a smaller number of charter options.

IDEA Public Schools. A tuition free, public charter network with a campus in southeast Austin near I-35, built specifically around college preparation, and generally regarded as one of the stronger charter options serving this part of the metro.

Hyde Park Schools. A private, Christian oriented K through 12 school in central Austin's Mesa Park neighborhood with a 100 percent college acceptance rate, worth considering for families willing to add 10 to 15 minutes to their drive for a traditional private school option.

Families who want the deepest bench of elite private schools are generally looking at a meaningfully longer commute toward central or west Austin, typically 30 to 40 minutes from Gigafactory Texas rather than the 15 to 30 minute range covered above. The most established names in that group are Regents School of Austin, St. Michael's Catholic Academy, St. Andrew's Episcopal School, St. Stephen's Episcopal School, and Trinity Episcopal School, most of them clustered in the Westlake and central Austin areas. They are worth touring if a longer daily commute is an acceptable tradeoff for a traditional private school education, but I would not recommend them as a primary reason to choose a neighborhood if a shorter commute to the Gigafactory matters more to your daily life.

Which Schools Are Actually the Most Sought After? A District by District Breakdown

Given the honest picture above, families relocating for Tesla ask me which specific campuses are still worth targeting. Here is how I would rank the standouts within a reasonable commute of Gigafactory Texas.

Del Valle ISD

This is the most direct tension on the whole list: Del Valle ISD carries a B rating district wide from the state, but Del Valle High School itself sits at a 2 out of 10 GreatSchools rating and a C+ on Niche, in the bottom quartile statewide. Families choosing Del Valle, the Circuit of the Americas area, or Easton Park should go in with clear eyes about this gap between the district's overall rating and the flagship high school's individual performance.

Austin ISD (Eastside)

Mueller feeds into Northeast Early College High School, a genuine standout that lets students graduate with both a diploma and an associate degree at no cost, with Blanton Elementary as the zoned elementary campus. Montopolis, Riverside, and Central East Austin are zoned to a mix of other Austin ISD campuses depending on the specific address, so I always recommend running the exact address through the district's zone finder before making an offer rather than assuming based on the neighborhood name.

Manor ISD

Manor ISD overall posts modest proficiency numbers, but Manor New Technology High School is a genuine bright spot, with a 99.3 percent graduation rate and a project based, technology focused curriculum that consistently outperforms the district average.

Pflugerville ISD

Hendrickson High School is the clear standout, holding a 6 out of 10 GreatSchools rating and a Niche A grade, ranking in the top 10 public high schools in Travis County.

Bastrop ISD

Bastrop High School carries a B state accountability rating, noticeably stronger than Cedar Creek High School's C rating and 4 out of 10 GreatSchools rating within the same district, so which side of the district boundary your address falls on genuinely matters here.

Elgin ISD

I do not have a standout campus to point to in Elgin ISD the way I do in the districts above. The district's D state accountability rating reflects real, broad based challenges rather than one weak campus dragging down a strong district, so this is the neighborhood where I most encourage families to weigh the affordability against the school picture honestly.

Top Elementary Schools Within 30 Minutes of Tesla: A Ranked List

Pulling every district in this guide together, here is how I would rank the strongest individual elementary campuses within a reasonable commute of Gigafactory Texas. I am only including campuses rated 6 out of 10 or higher on GreatSchools, so this list reflects real standouts rather than every option available.

  1. Murchison Elementary School (Pflugerville ISD), 8 out of 10 on GreatSchools, the strongest individual elementary campus on this entire list, roughly 25 to 30 minutes from Tesla.
  2. Smith Elementary School (Del Valle ISD), 7 out of 10 on GreatSchools and the district's first campus to earn an A rating from the Texas Education Agency, plus a Gold Ribbon Award from Children At Risk, just 5 to 10 minutes from the Gigafactory in Del Valle itself.
  3. Newton Collins Elementary School (Del Valle ISD), also 7 out of 10 on GreatSchools, another strong option in the same district, roughly 10 to 15 minutes from Tesla.
  4. Blanton Elementary School (Austin ISD, zoned for Mueller), 6 out of 10 on GreatSchools and a B+ on Niche, roughly 25 to 30 minutes from Tesla.
  5. Neidig Elementary School (Elgin ISD), 6 out of 10 on GreatSchools, a genuine bright spot in the district with the softest overall ratings on this list, about 30 minutes from Tesla.

A quick honest note on this list: setting a 6-out-of-10 threshold means neither Bastrop ISD nor Manor ISD currently has an elementary campus that clears the bar within this commute radius. That does not mean every school in those districts is the wrong choice, just that no individual campus stood out enough on paper to include here. I would still encourage families in those neighborhoods to tour in person, since GreatSchools ratings are a useful starting filter but do not capture everything that makes a specific classroom or principal a good fit for your child.

Your Tesla Relocation Timeline

90 days out. Start house hunting seriously, get pre-approved with a lender who understands relocation packages and equity compensation, and take a house hunting trip if your package includes one.

60 days out. Sign a contract if you are buying, or lock in a rental. Once you have a Texas address, you have 30 days to register your vehicle in Texas and 90 days to get a Texas driver's license, so it is worth starting this process early. As of 2025, Texas eliminated the annual safety inspection requirement for most non-commercial vehicles, which simplifies this step.

30 days out. Schedule your move, transfer utilities, and register to vote in Texas if you plan to.

After you close. File your homestead exemption with the appropriate county appraisal district (Travis, Bastrop, or Williamson, depending on where you buy) as soon as you close. You do not need to wait for the following tax year, and filing early avoids missing next year's deadline.

Where to Stay While You House Hunt

Extended stay and corporate housing are common bridge options for Tesla employees who need to be on the ground before closing on a home. National corporate housing providers including Blueground, Landing, and Placemakr all carry inventory in Austin, though most of it clusters closer to downtown than to the factory itself, so plan on a commute during your house hunting window even if your eventual home will be much closer. If your relocation package includes a temporary housing allowance, it is worth asking whether it can be applied to a short term rental in Riverside or Mueller specifically, both of which sit roughly midway between downtown amenities and the Gigafactory.

What to Expect From Your Relocation Package

Every company's relocation package looks a little different, but most fall into one of two structures: a lump sum, where you receive a flat amount to cover the move and manage the logistics yourself, or a full service package administered through a relocation management company, which typically covers a house hunting trip, temporary housing, and a set number of days of moving and storage. If Tesla's package includes a preferred or approved agent network, you are usually not required to use it exclusively, though working with an agent who already understands relocation paperwork and timelines can save real time. Either way, the earlier you loop in a local agent, even before your offer is finalized, the more useful they can be in helping you understand realistic budgets, timelines, and neighborhood tradeoffs before you are under pressure to decide.
