If you're shopping for a luxury home in Austin and want gated, the short list is shorter than you might expect: Barton Creek, Rob Roy, West Rim, Seven Oaks, Spanish Oaks, The Hills of Lakeway, Rough Hollow, Serene Hills, Costa Bella, Vineyard Bay, and Belvedere. Each one delivers true gated security and a different version of the Austin luxury lifestyle. Golf course, lakefront, hill country compound, or country club resort. Below is the honest breakdown I give my clients, including who each community is for and, just as importantly, who it isn't.

I sell across all of these communities, and the wrong fit costs my clients hundreds of thousands in resale and years of regret. Let's get you in the right one.

Barton Creek: Austin's Original Country Club Address ($1.5M to $15M+)

Barton Creek is Austin's gold standard for gated golf course living. The community is actually a collection of sub-neighborhoods inside the Barton Creek Country Club gates: Estancia, Amarra Drive, Mirador, Verano, and Calera. Each has its own price tier and personality. Entry-level (older Estancia homes) starts around $1.5M. Amarra Drive new construction runs $4M to $15M+.

This community is for you if you: play golf or want to, value membership-driven amenities (four golf courses, tennis, fitness, spa, dining), want a 15-minute drive to downtown, like a traditional country-club aesthetic, and want a community where your neighbors are likely C-suite executives, doctors, and tech founders.

This community is not for you if you: don't golf and don't want to pay country club dues, want a modern minimalist aesthetic (most homes are Texas Mediterranean and traditional), prefer privacy over an active social scene, or want easy lake access. Lake Austin is 20+ minutes away.

Rob Roy: The Quiet Eanes ISD Estate Address ($2M to $12M+)

Rob Roy is the gated community I send buyers to when they want Eanes ISD schools and real privacy without country club obligations. It sits in West Lake Hills, behind gates, with custom estate homes on heavily wooded half-acre to one-acre lots. Most homes were built in the 1990s through the 2010s, though tear-downs and rebuilds are increasingly common. Entry around $2M for older homes, $5M to $12M+ for new construction on prime lots.

This community is for you if you: have school-age kids and want Eanes ISD, value privacy and mature trees over amenities, want a 12-minute drive to downtown, and prefer a quiet, residential feel without an HOA social calendar.

This community is not for you if you: want resort amenities (no pool, no clubhouse, no golf course attached), want every home to be new construction (it's a mix of eras), or want to be inside a city with sidewalks and walkable streets. Rob Roy is hilly, wooded, and car-dependent.

West Rim: The Cliffside Westlake Address ($2.5M to $10M+)

West Rim is Rob Roy's smaller, view-driven sibling. Same general area (West Lake Hills, Eanes ISD, gated), but the lots sit on the rim of the canyon and many homes have downtown skyline or hill country views you can't replicate anywhere else this close to the city. It's a tighter community, fewer than 100 homes, with strict architectural standards.

This community is for you if you: want Eanes ISD plus skyline or canyon views, value a smaller, quieter gated community over a large one, want privacy and exclusivity 10 minutes from downtown, and are willing to pay a view premium.

This community is not for you if you: want a flat yard for kids and pets (most lots are sloped or terraced), want resort amenities, or want inventory to choose from. West Rim trades rarely and you may wait for the right home.

Seven Oaks: Individually Gated Westlake Estates ($2M to $10M+)

Seven Oaks is the quiet outlier on this list. Instead of one community gate, most of the homes are individually gated estates on one-acre-plus wooded lots tucked west of Loop 360. The vibe is closer to a private compound on a country lane than a master-planned community, and you'll find a mix of 1990s custom builds and recent new construction. Eanes ISD, no HOA social scene, and a level of privacy you can't get inside a traditional community gate.

This community is for you if you: want Eanes ISD plus true acreage privacy, prefer your own gate to a shared one, value a quiet country road feel 10 to 15 minutes from downtown, and want a custom estate without country club obligations.

This community is not for you if you: want communal amenities or a shared gatehouse for added security, want consistent architectural style across the community (Seven Oaks is custom and varied), or need a turnkey new build at the lower end of the price range.

Spanish Oaks: Modern Luxury in Bee Cave ($2M to $10M+)

Spanish Oaks is the newer, edgier alternative to Barton Creek: modern hill country architecture, a Bobby Weed designed private golf course, and a tight-knit community of around 350 homes. It sits in Bee Cave behind The Hill Country Galleria, so you've got Whole Foods, restaurants, and Hill Country Galleria shopping five minutes from the gate.

This community is for you if you: want modern hill country design, value the newer construction quality (most homes built 2005 or later), like the smaller scale (350 homes vs. Barton Creek's 4,000+), want golf without Barton Creek's scale, and prefer Lake Travis lifestyle over downtown access.

This community is not for you if you: want to be close to downtown (it's a 25 to 30 minute drive), have school-age kids and need Eanes ISD (Spanish Oaks is Lake Travis ISD), or want a large social calendar. The smaller community is quieter by design.

The Hills of Lakeway: Established Luxury with Lake Access ($1.2M to $4M)

The Hills is the older, established gated community in Lakeway. Homes range from 1980s custom on golf course lots to recent renovations and new builds. It's anchored by a Jack Nicklaus signature course and offers some of the best value at the $1.2M to $2M entry point compared to Barton Creek or Spanish Oaks.

This community is for you if you: want a true Lake Travis lifestyle (boat slips and lake access are nearby), value mature trees and established streets, want more home for your money than Barton Creek, and don't mind older construction that may need updates.

This community is not for you if you: want new construction at every price point (you'll be renovating), need downtown access (35 to 45 minutes), or want the prestige tier that Barton Creek and Spanish Oaks deliver at resale.

Rough Hollow: Family-Friendly Lakeway with Amenities ($1.2M to $4M)

Rough Hollow is the modern master-planned answer for families who want gated luxury with serious amenities. A yacht club, multiple pools, lazy river, fitness center, hiking trails, and a strong social scene. Homes range from $1.2M entry-level to $4M+ on the marina.

This community is for you if you: have school-age kids and want Lake Travis ISD, want resort-style amenities (this is the most amenity-heavy on the list), value a family-centric community with active programming, and want newer construction with consistent quality.

This community is not for you if you: want quiet privacy (Rough Hollow is busy and social by design), prefer custom estate homes over master-planned consistency, or don't want HOA dues and amenity fees on top of your mortgage.

Serene Hills: Modern Family Living in Lakeway ($1M to $2.5M)

Serene Hills is the newer family-focused community in Lakeway and a strong value play if you want gated sections, modern hill country construction, and Lake Travis ISD without the Rough Hollow price jump. It's master-planned with a neighborhood pool, parks, and walking trails. Homes range from $1M production builds to $2.5M+ custom.

This community is for you if you: want newer construction at the lower end of luxury, have young kids and value a neighborhood feel, want Lake Travis ISD without paying waterfront premiums, and like modern hill country aesthetics.

This community is not for you if you: want full estate privacy (lots are smaller than Rob Roy or Belvedere), need every section to be gated (some are non-gated), or want the prestige tier of Barton Creek or Spanish Oaks at resale.

Costa Bella: Gated Lake Travis Waterfront ($2M to $8M+)

If your priority is being on Lake Travis behind a gate, Costa Bella is the best answer. It's a smaller waterfront community on the south side of Lake Travis with deep-water boat slips, a marina, and Mediterranean-style waterfront homes.

This community is for you if you: want a boat slip and lake-as-front-yard living, value privacy and exclusivity (it's small, under 100 homes), love the Mediterranean villa aesthetic, and want a true vacation-home-as-primary-home feel.

This community is not for you if you: don't actually use the lake (you're paying for waterfront premium you won't enjoy), want a community with kids and schools nearby, need to be in Austin proper regularly, or want modern minimalist architecture.

Vineyard Bay: Deep-Water Lake Travis Living ($2M to $7M+)

Vineyard Bay is the other gated Lake Travis waterfront answer, tucked into the Hudson Bend peninsula on the north side of the lake. It's smaller than Costa Bella, has deep-water boat slips year-round, and trades the Mediterranean look for more varied custom architecture. The community is mature, the trees are tall, and the lake views are some of the best on Travis.

This community is for you if you: want deep-water boating with year-round depth, value a smaller waterfront community with a quieter scene, prefer varied custom architecture over Costa Bella's Mediterranean uniformity, and want Lake Travis ISD.

This community is not for you if you: need to be near central Austin (it's 30 to 40 minutes from downtown), want a large amenity center (it's lean by design), or want new construction inventory. Most homes here trade as resales.

Belvedere: Private Hill Country Compound Living ($2M to $10M+)

Belvedere is for the buyer who wants land. Lots start at one acre and go up from there, the architectural review is strict, and the result is a community of custom hill country estates that feel like private compounds. It's in Spicewood, west of Bee Cave.

This community is for you if you: want acreage and privacy at every price point, value architectural consistency (strict design guidelines mean every home looks intentional), are comfortable with a longer commute for true hill country living, and want a compound feel. Pools, casitas, outdoor kitchens, room for horses.

This community is not for you if you: need to be in central Austin regularly (it's 35 to 45 minutes), want golf course living, or prefer turnkey new construction. Many Belvedere homes are custom builds that take 18 to 24 months.
