Buying Kelsey Easton October 27, 2026
In October 2026, $1 million in Austin buys anything from a 1,500 square foot cottage in 78704 to a 4,000+ square foot home in Southeast Austin to a Hill Country farmhouse on more than eight acres in Dripping Springs. Same budget, completely different homes, and in Downtown it buys a high-rise condo with skyline views. Below are 18 real homes listed right now across nine parts of Austin so you can see exactly what that money looks like.
I pulled every home in this post from the MLS on October 27, 2026, kept them all between roughly $800,000 and $1.15 million. For context, the median price for a home in the City of Austin was $560,000 in August, according to Unlock MLS's August 2026 Central Texas Housing Report, and homes in the city sold for an average of 93.3% of list price that month. So $1 million puts you well above the median, and in many of these areas it also gives you room to negotiate.
In Downtown Austin, $1 million buys a high-rise condo with floor-to-ceiling glass, a private balcony and the kind of views you can't get anywhere else in the city. Expect roughly 1,150 to 1,350 square feet and two bedrooms at this price. The number to watch isn't just the list price: HOA dues on these two run about $980 and $1,190 a month, so factor that into your monthly payment alongside taxes and insurance.
$1,050,000 | 2 beds | 2 baths | 1,172 sq ft | Built 2019 | HOA about $983/month
A northwest-corner residence 36 floors above Lady Bird Lake, with skyline views to the east, open water to the south, and a covered open-air balcony for sunsets over downtown. The listing calls out upgraded interiors throughout. If you want the postcard view of Austin from your living room, this is it.

$1,075,000 | 2 beds | 2 baths | 1,327 sq ft | Built 2018 | HOA about $1,191/month
A corner residence on the 15th floor at Fifth and West, wrapped in glass with downtown and Hill Country sunset views. Inside you'll find wide-plank wood floors, European cabinetry, Miele appliances and motorized shades, and you're walking distance to Whole Foods and Trader Joe's. A great fit for someone who wants downtown living on the quieter west side.

78704 covers Zilker, Bouldin Creek, Barton Hills, Travis Heights and the South Lamar and South Congress corridors. You're paying for location here: walkability, quick access to downtown, and Barton Springs a short drive or bike ride away. At $1 million, expect an updated older home rather than new construction, and a smaller footprint than the suburbs.
$1,025,000 | 3 beds | 2 baths | 1,538 sq ft | 0.16 acre lot | Built 1951
A classic Zilker cottage on a tree-lined street, with a renovated kitchen, soapstone counters and real character, including French doors the listing says were reclaimed from UT's Prather Hall. The backyard is a true retreat. This is the 78704 tradeoff in one house: about 1,500 square feet, in one of the most in-demand pockets of the city.
Listing courtesy of Allegiant Realty, Pepper Potts.
$995,000 | 5 beds | 4 baths | 2,250 sq ft | 0.20 acre corner lot | Built 1964
A recently remodeled mid-century ranch on an oversized corner lot under a huge shade tree, steps from St. Edward's and minutes from South Congress. New flooring and an open layout make it feel bigger than it is, and five bedrooms gives you room for an office, guests, or both. A lot of house for 78704 under $1 million.

East Austin gives you two very different ways to spend $1 million close to downtown: a restored historic bungalow with character, or a newer modern home with all the systems already updated. Either way, you're minutes from downtown, UT and the East Sixth and East Cesar Chavez restaurant scene.
$995,000 | 3 beds | 3 baths | 1,530 sq ft | Extensively remodeled in 2022
A charming bungalow with a metal roof, a deep front porch and skyline views, remodeled top to bottom in 2022. Wood floors, warm finishes and an open chef's kitchen make it feel like a true home rather than a spec build. It's minutes from UT and downtown.
Listing courtesy of eXp Realty, LLC, Dillar Schwartz.
$1,100,000 | 3 beds | 2.5 baths | 1,906 sq ft | 0.12 acre lot | Built 2018
A modern 2018 home built around wellness: whole-home water filtration, UV air filtration, a full home gym and an infrared sauna. It sits on a fully fenced lot with alley access to a two-car garage, which is a real perk in East Austin.

This is where your dollar goes the furthest inside Austin city limits, and it's my home turf. In Easton Park in 78744, you can buy a beautifully finished, newer home for well under $1 million, with HOA dues around $40 to $60 a month. Many buyers at this price use the savings for upgrades, a pool, or simply a lower payment.
$800,000 | 5 beds | 4.5 baths | 4,066 sq ft | 0.26 acre lot | Built 2024
It's a lightly lived-in 2024 Taylor Morrison home in Easton Park with a dedicated office, media room, upstairs loft, and a guest suite on the main level. The real standout is the lot: a quiet cul-de-sac and just over a quarter acre, which is hard to find in the neighborhood. Over 4,000 square feet with $200,000 left in a $1 million budget.
Listing courtesy of Compass RE Texas, LLC, Kelsey Easton.
$899,000 | 4 beds | 4 baths | 2,843 sq ft | Corner lot | Built 2018
A completely renovated home on a corner lot in the Pilot Knob section of Easton Park, with Level 5 finished walls, designer lighting, an oversized flex room, and a backyard pool that makes it feel like a resort. Every detail here has been upgraded, and you're still under $900,000.

South Austin (78745) sits in a sweet spot: closer in than the suburbs, more space than 78704. At $1 million you can choose between a fully renovated classic on a big, tree-covered lot and a sleek newer build.
$995,000 | 4 beds | 2 baths | 2,049 sq ft | 0.33 acre lot | Built 1967, renovated 2021
A Tudor-inspired ranch at the end of a quiet cul-de-sac in Western Trails, reimagined in 2021 with a refined Tudor Modern look. It sits on a third of an acre under a canopy of mature trees, and the renovation pairs the home's original character with modern finishes. One of the prettiest homes in 78745 right now.
Listing courtesy of Christie's International Real Estate Lone Star, Brooke Roeder.
$1,089,000 | 4 beds | 3 baths | 2,800 sq ft | Built 2023
A striking modern home built in 2023, with warm wood cabinetry, a long kitchen island, light-filled open living spaces and a separate fitness room. Compare it to the 78704 homes above: hundreds more square feet and newer construction, just a few minutes farther south.
Listing courtesy of Compass RE Texas, LLC, Beth Carter.
Around Lake Travis and Lakeway (78734), $1 million buys 3,300+ square feet, a generous lot, and often a pool or a lake view. Waterfront is a different price tier entirely, but lake access through community parks and marinas is part of the lifestyle at this level.
$1,149,900 | 4 beds | 4 baths | 3,336 sq ft | 0.70 acre lot | Built 2003
A courtyard-centered home on almost three-quarters of an acre with a backyard pool, hot tub and outdoor fireplace. The neighborhood, Woods of Lake Travis, includes a 15-acre gated private lakefront park and marina. The listing also notes owner financing is available, which is worth asking about.
Listing courtesy of Keller Williams Realty, Jaymes Willoughby.
$1,075,000 | 4 beds | 4 baths | 3,320 sq ft | 0.37 acre lot | Built 1976
A mid-century modern home designed by Austin architect Sinclair Black to capture Lake Travis views from nearly every room, on a quiet cul-de-sac with multiple patios. Homes with this kind of architectural pedigree rarely come up at this price.
Listing courtesy of Christie's International Real Estate Lone Star, Betsy Smith.
In 78731, which includes Northwest Hills and the hillside pockets near Lake Austin, $1 million buys an established home with mature trees, a quick drive to downtown, and in many cases a view. Most homes at this price were built in the 1980s and have been updated over time.
$1,049,000 | 3 beds | 3.5 baths | 2,536 sq ft | Corner lot | Built 1984
A well-kept home on a corner lot in the tree-lined Cat Mountain Villas enclave, with two-story ceilings, hardwood floors, two stone gas fireplaces and premium windows. Cat Mountain is one of my favorite under-the-radar spots in Northwest Austin.
Listing courtesy of Compass RE Texas, LLC, Adam Zell.
$990,000 | 3 beds | 3 baths | 2,445 sq ft | 0.25 acre lot | Built 1980
Located in the Cliff Over Lake Austin neighborhood, with a renovated kitchen, an updated primary bath and lots of natural light. A good fit for a buyer who wants a lower-maintenance home in an established area west of MoPac.
Listing courtesy of Moreland Properties, Danielle Kasling.
Allandale is central, established, and known for its 1950s ranch homes on big, tree-covered lots. At $1 million you're usually buying an updated original home rather than new construction, which means more lot and more character for the money.
$1,149,900 | 4 beds | 2.5 baths | 2,202 sq ft | 0.32 acre corner lot | Built 1959
A thoughtfully remodeled single-story home on a third-acre corner lot along Shoal Creek, with mature trees and creek views. Inside are European white oak floors, quartz counters and custom cabinetry, plus a semi-detached study and guest space with its own entrance.
Listing courtesy of Compass RE Texas, LLC, Andrew Stanek.
$1,099,000 | 4 beds | 3 baths | 2,039 sq ft total | 0.19 acre lot | Built 1952
A storybook single-level home on a quiet Allandale street, plus a detached guest house, so the square footage is split between the main house (about 1,277 sq ft) and the guest house (about 762 sq ft). It keeps its vintage character with thoughtful updates, a deep covered front porch and a yard. Perfect for a home office, guests or multigenerational living.
Listing courtesy of Coldwell Banker Realty, Dawn Lanier.
If space is the priority, Dripping Springs is where $1 million changes the conversation. You're about 25 miles west of downtown Austin, and in exchange you can get acreage, a pool, and Hill Country views.
$1,085,000 | 4 beds | 3 baths | 2,744 sq ft | 8.67 acres | Built 2022
A 2022 single-story farmhouse on more than eight unrestricted acres of mature trees, coming to market for the first time. A stone fireplace anchors the open living room, and the land gives you real privacy and room for whatever comes next. Compare that to the 1,538 square foot cottage in 78704 at a similar price and you can see why the "where" matters as much as the "how much."
Listing courtesy of NovaTerra, Vince Gonzalez.
$929,000 | 4 beds | 3 baths | 2,701 sq ft | 1.39 acres | Built 2008
A meticulously maintained one-story stone home in Saddletree Ranch, on more than an acre shaded by grand oak trees, with a backyard pool. It's the classic Hill Country look, finished and move-in ready, for under $950,000.
Listing courtesy of Jimmy Gilmore & Co, Wanda Vazquez.
$1 million is a strong budget in Austin, but what it buys depends almost entirely on where you want to be. Downtown, it's a high-rise condo with views and a meaningful HOA. In 78704 and Allandale, you're paying for location and getting roughly 1,500 to 2,250 square feet. In East and South Austin, you're choosing between a beautifully renovated classic and a newer modern home. In Southeast Austin, Lake Travis, and Dripping Springs, the same money buys 2,700 to 4,000+ square feet, often with a pool, and in Dripping Springs, real acreage.
The best way to decide is to rank what matters most to you: commute, square footage, lot size, new versus established, and school district. Then match the area to that list. If you want a deeper look at how budgets compare across price tiers, read my breakdown of how much house $1M, $2M and $3M actually buy in Austin. If Southeast Austin is on your list, I also wrote about the real pros and cons of buying in Easton Park, and for the lake area, my guide to living in Rough Hollow in Lakeway.

Inside the city, Southeast Austin, including Easton Park in 78744, offers the most square footage and newest homes for the money. Just outside the city, Dripping Springs offers the most land, with homes on one to more than eight acres around $1 million.
The downtown condos I reviewed for this post, all listed around $1 million, carried HOA dues of roughly $870 to $1,500 a month. Those dues typically cover building amenities, staffing and insurance on the structure, but they add up, so compare buildings on total monthly cost, not just list price.
Yes, but expect an older, updated home rather than new construction. The two 78704 homes in this post are a 1,538 square foot Zilker cottage built in 1951 and a remodeled 1964 ranch with about 2,250 square feet on a corner lot near St. Edward's.
It's well above the median. Unlock MLS reported a City of Austin median price of $560,000 in August 2026. Whether a $1 million home feels like luxury depends on the area: in Southeast Austin it buys a large, newer home, while in central neighborhoods it's closer to the entry point.
All 18 homes were active on the MLS as of October 27, 2026. Inventory changes quickly, so contact me for an updated list in any of these areas.
